THE MASTERPLAN
Dorchester Living has submitted a hybrid planning application for the future vision of Heyford Park, a defining moment in the transformation of this historic brownfield site into one of the UK’s most ambitious and sustainable new communities.
The plan reflects years of local engagement, with input from residents, schools, businesses, and community groups. The design process has been led in collaboration with renowned consultants Proctor & Matthews Architects and Kim Wilkie, with a wider support group of specialist consultants, the application embraces the landscape, history and future potential of Heyford Park.

A PIONEERING MASTERPLAN
Led by Dorchester Living, this pioneering masterplan will transform the former RAF Upper Heyford airbase into one of the UK’s most sustainable and inclusive new communities. With up to 9,000 homes planned to include 30% affordable housing, assisted living units and homes for key workers, Heyford Park is designed to support people at every stage of life. Already a vibrant hub with homes, schools, shops, and employment, Heyford Park is now evolving into a energy-surplus town, setting the standard for climate-conscious placemaking. With over 60% of the site dedicated to green and blue infrastructure, new schools, healthcare and extensive community facilities including cafes, leisure centre and retail opportunities. The creation of over 5,000 new jobs in future-focused industries like CleanTech and low-carbon innovation, provides a tangible benefit to the local and wider economy.
